Ladera Ranch is a master-planned community and medium-sized CDP in Orange County California. It is the 292nd largest community in the state and has only three neighborhoods. The community spans 4.905 square miles of land area. It is a wealthy community compared to state and federal economic standards. It is definitively white-collar in nature and over 94% of the local workforce hold/work white-collar positions. The 2018 approximate population was 23,742 and the approximate population density is around 4,700 people per square mile. In 2017, the estimated median household income was $86,217, and the estimated per capita income was $39,038. In the same year, the estimated median house or condo value was $67,400, the mean price on all housing units was $959,218 and the median gross rent was $2,281. The average commute time for residents of Ladera Ranch is 31-31 minutes. But uniquely over 11% of the workforce does not face the daily commute because they work from home, via telecommuting, freelance efforts, and home-based businesses.
The community consists of nine “villages”, including Old Knoll Village, Wycliffe Village, Avendale Village, Terramor Village, and more. Public education for the youth of the community is provided by the schools of the Capistrano Unified School District.
