Get ahead of the herd!

There are going to be a lot of people who are getting into the housing market. You might be one of them.

We are going to see a lot of movement in 2025.

More homes will be listed for sale than we’ve seen in the last few years.

More buyers will come to the market.

Interest rates are likely to slowly trickle down.

However… over this winter, we had a ton of inventory just sitting there. A lot of it… is still sitting there.

We haven’t seen homes sit for 90+ days on the market since 2019. A lot of sellers are hoping that this herd of buyers is going to come into the market and buy their home.

And to be frank, I think they will.

Here is a tactical piece of advice for you if you’re considering buying or investing.
1. Go to your favorite home search website and filter for 60+ days on market.
2. These homes will most likely be UGLY, but stay with me… go see them in person.

Have you ever noticed that homes rarely ever look the same in person as they do online?

It’s because great agents are good at marketing listings to make them look good.

Terrible agents make houses look terrible. Regardless of how they actually look.

Going out and looking at these homes that have been sitting on the market will give you way more insight into the market. This is a huge advantage.
