Marketing goes way further than you think…

Fast Value: The best salesperson doesn’t always sell the most. A great salesperson will always outperform an average salesperson. But an average salesperson with excellent marketing can out perform a great salesperson.

When I got into sales, I became obsessed about being the best.

I did more reps than anyone I knew…

I read more books than anyone I knew…

I worked more hours than most…

And it all led to me becoming a good salesman. I wouldn’t trade all the experience for anything.

However…

… my life completely changed when I began to understand marketing.

I thought marketing was a logo, colors, and “getting your name out there.”

I couldn’t have been more wrong.

When I was brand new in real estate, I was surrounded by agents who were “better agents” than I was.

Why was I outselling almost everyone in the office?

Simple.

I was talking to WAY more people.

Let me share an example…

The best salesperson closes 100% of the leads that he talks to.

The average salesperson closes 10% of the leads that she talks to.

Is it obvious who is going to sell more?

Well… it depends…

Let’s say the best salesperson talks to 10 people and closes 10 deals. Amazing.

Let’s say the average salesperson talks to 200 people and closes 20 deals. Also amazing.

Is the average salesperson sad about a lower close rate? Maybe, but they’ve made twice as much money.

This is why marketing is so important.

And marketing is actually the wrong word… This is why Lead Generation is so important.

Moral of the story…

Most agents don’t hit their goals because they don’t generate enough leads. Not even close.

It’s usually not a conversion problem; it’s a lead problem.
